Finishes:
Oil base polyurethane:

Stains:
•Danzco can use a wide variety of water based and oil based stains
•Wide variety of color options from very light to very dark
•Color maybe chosen from color charts provided or color samples will be provided on customers floors on 1st day of job start.
•When staining it is very possible there will need to be a small amount of touch up to door jams, spindles, side skirts, etc. Customer will be responsible for these touch ups.
•Should color be changed from very dark to natural and/or light stains, customer must be aware that all dark existing stain cannot be removed from open grains and/or edges in wood. This is most important in hand scrapped areas.
•Nail holes that are black due to moisture in the past will not sand out.
General Flooring Information
•Nice things about hardwood flooring
Wood flooring enhances the decor of any room with warmth, charm, beauty and value. No matter what the style home it will benefit from the tuneless beauty of wood floors. On the average 90 percent of homes sell faster and for increased prices with the beauty of hardwood flooring.
•Maintenance
For regular care and maintenance, simply damp mop or vacuum weekly. To clean, damp mop with warm water. Wring the mop nearly dry before using and wipe the floor dry as you go. Once a month or so you can use a poly-care product designed specifically for polyurethane finishes. The products
clean the surface and restore the luster to the floor. You should never wax a surface finish. Wax makes the floor very slippery and requires it to be re-sanded before re-coating.
To keep the floor in good condition, remember to wipe up spills promptly. Use clean walk-off mats at entrances. Place felt pads on the bottom of furniture and keep high heels in good repair. When moving furniture or other items across wood floors do not slide them, pickup completely and put in place.
Pet claws will cause scratching of all finishes of wood flooring.
If your floor has a wax or penetrating seal finish, you can keep it looking nice by dust mopping or vacuuming weekly. Never damp mop a wax finish. When the floor becomes dull, buff it to restore it's luster. When the area no longer responds to buffing, apply a liquid buffing wax-cleaner designed specifically for wood floors.
•Dust
Sanding will create dust. It is impossible to eliminate dust. Danzco takes all precautions to keep dust to a minimum including hanging plastic and keeping job site clean. Upon completion of job it is expected to have dust remaining. This final dust clean up is the responsibility of the customer.
•Separation / Gaps and cracks
In a comfortable home with slight humidity variations throughout the seasons, wood flooring responds by expanding and contracting. These changes may be noticeable. During warm, humid weather, wood expands. During dry weather, wood contracts. This seasonal movement is a normal characteristic of wood flooring, and it never stops, regardless of the age of the wood.
Nearly every floor endures some separation between boards. In winter, when homes are heated and the air is dry, wood flooring gives up some of its moisture and therefore shrinks. When that happens, thin cracks appear between, this is normal. Once the indoor heat goes off in the spring, and the indoor environment regains moisture, most of these cracks will close.
•Oxidizing
Oil based polyurethane will amber/yellow in time. Wood installed in sunlight areas will change color and lighten over time, this is a natural change. Ambering/yellowing of oil based polyurethane cannot be prevented.
•Cupping of wood floors
Hardwood flooring will cup for one reason and one reason only - from losing moisture on one side faster then the other. Danzco is not responsible for moisture and humidity problems within the home. For example: water leaks, basement leaks, lake of climate control and improper insulation throughout home and within crawl spaces. According to The National Wood Flooring Association (NWFA) recommends that areas should be kept at a 45 - 50% relative humidity. All floors are moisture tested by Danzco and are within industry standards prior to installation.
•Scheduling
Upon acceptance of contract contact our office for scheduling work. Once work is schedule a final contract will be signed and a deposit will be required prior to start of job. Generally Danzco will start work in the AM on the 1st day only. The days following the 1st day of work Danzco will not be there in the AM. These times may vary from day to day during the process of work. Expect to be inconvenienced during the installation of and sanding and finishing process. Drying times vary from choice of stains and/or finishes. Drying times may go into the late evening hours. During these dry times floors may not be used.
