Services Sanding and re-finishing of existing hardwood flooring
Buffing and coating of existing hardwood floors This process is a light sand of the existing finish after the light sand the floors will be cleaned/vacuumed, damp cloth tacked and puttied where necessary, then the finish oil base polyurethane or water base finish will be applied. If floors have ever been waxed and/or cleaned with any cleaners containing wax the buffing and coating process will not work. The new finish will not adhere to the existing finish, possibly causing peeling and/or separation in the finish. The above process will require drying time. Installation of un-finished flooring Danzco installs a wide variety of un-finished flooring. Flooring is delivered to site 2-3 days prior to installation for acclimation purposes. Flooring is nailed to an existing wood sub-floor and is installed to NWFA standards. Last 3-4 boards against walls will be surfaced/top nailed and puttied. Flooring installation can take 1 or more days to complete depending on job size. Un-finished floors are sanded and finished after installation based on the procedures for listed in the sanding and refinishing section. Installation of pre-finished flooring Danzco installs a wide variety of pre-finished flooring. Flooring is delivered to site 2-3 days prior to installation for acclimation purposes. Flooring is nailed to an existing wood sub-floor and is installed to NWFA standards. Last 3-4 boards against walls will be surfaced/top nailed and puttied. Flooring installation can take 1 or more days to complete depending on job size. Once installed pre-finished floors are complete no onsite finishing is needed and the floors are ready for use. Installation of pre-finished laminate/engineered flooring Danzco installs a wide variety of pre-finished laminate/engineered flooring. Laminate/engineered flooring can be glued and/or floating. If floor is glued it will be glued directly to a concrete sub-floor. If floor is floating it will be floated over foam rubber over concrete and/or wood sub-floor. Flooring is delivered to site 2-3 days prior to installation for acclimation purposes. Flooring install can take 1 or more days to complete depending on job size. Laminate/engineered flooring is the ideal flooring for installing over concrete sub-floor. Laminate/engineered flooring is usually installed over a concrete sub-floor. Once installed pre-finished floors are complete no onsite finishing is needed and the floors are ready for use. Installation of steps/treads and risers Danzco installs steps/treads and risers over existing steps. Danzco will need to inspect existing steps/treads and risers to determine options for this install. This installation will not be possible in all cases. Estimator will determine this upon inspection. All installed steps/treads and risers will be installed un-finished, sanded, stained and finished in place. Installation of moldings/transitions/reducers Danzco will supply and install all standard moldings/transitions/reducers. On un-finished installs the moldings/transitions/reducers will be installed between coats of finish and on pre-finished floors the moldings/transitions/reducers will be installed last. Baseboards must be installed in order for Danzco to install moldings. Customer is responsible for baseboard installations. Anything other then standard moldings/transitions/reducers will need to be priced accordingly. Installation of borders and/or medallions Danzco can install a wide variety of borders and/or medallions un-finished and/or pre-finished. Danzco can supply customer with a catalog of options.
Repairs Danzco provides full service skilled repairs to most hardwood floors. Individual boards along with larger areas of damaged floors can be removed and replaced. There maybe a grain/color difference from newly repaired floors to any existing floors. Danzco cannot guaranty a color match. Removal of any existing floors Carpet removal - Danzco will remove carpet, tack strips, tacks and discard. Upon removal of carpet there maybe some unforeseen damage to existing wood floors and/or sub-floors. For example, existing floors may have pet stains, water damage and/or possible razor marks from original installation of carpet. Generally, the sanding and finishing process will not repair this damage. In most cases this damage will only be repaired with removing and replacing boards. Should this repair be agreed upon by Danzco and customer it will add additional time and cost to the job. With replacing of boards there maybe a possible color/grain difference from newly repaired boards to any existing boards. Danzco cannot guaranty a color match. Unforeseen sub-floor damage will be addressed and possible repairs will be discussed with customer. This repair as well will add additional time and cost to the job. Ceramic/existing wood floor/linoleum removal - Danzco will remove ceramic, existing wood and linoleum and discard. With this removal it is unknown to Danzco weather floor(s) are glued, screwed and/or nailed which will very the level of difficulty of the removal. During these removals it is likely that the sub-floor maybe damaged and repair maybe needed to sub-floor prior to any install. This repair work will be discussed with customer and upon agreement with Danzco and customer Danzco will proceed with repair. This repair work will add additional time and cost to job. Although, all precautions are taken by Danzco it is possible that the customer may have touchups to walls/trims/cabinets, etc. due to the process of chipping floors to remove them. Furniture moving Danzco prefers not to move furniture and will not be responsible for any damage to furniture. Danzco will only move large items. Danzco will not disconnect and/or move electronics, TVs, VCRs, computers, etc. Customer is responsible for taking down, curtains, drapes, vertical blinds and pictures. Remove anything from the area that you do not want to get dusty. Dust is a byproduct of the installation and sanding and finishing process and anything left in these areas will become dusty. If the job must be completed in phases due to lack of space for furniture storage, customer must be aware that the chance is taken on leaving lap marks and/or slight sheen variations. This is due to containers of finish may very slightly, leaving this out of the control of Danzco. There will be an additional charge for furniture moving and Danzco must be aware of the need for moving of furniture upon scheduling. Appliance moving Danzco will not disconnect and/or move appliances, toilets, stoves, washers, dryers, sinks, etc. Gas lines and/or water lines must be disconnected by others prior to start of job and reconnected by others after completion of job. If any lines need to be replaced they must be replaced by others.
